We do not run open inventory. We do not represent the seller. We do not take a mandate the founder cannot sit with personally.

Evidence before opinion
Every recommendation cites a document, an author and a version. A superseded report can never be used to decide.

Independence
We represent the family, never the inventory. Every relationship with a broker or specialist is disclosed in writing.
A delicate finding is not discussed in the waiting room. We share what is necessary, with whoever needs it, and hold the rest — including from the house's other clients.

Continuity
Brief, opportunity, decision, diligence, closing and post-close are one journey, kept in one record.

A first conversation
The market, the horizon, the question. If the house is not the right fit, we say so before any fee is discussed.

A written mandate
Criteria, exclusions and a decision calendar — signed. Search does not begin without it.

Search against the brief
Not against inventory pressure. Every opportunity is held to the mandate, or it does not proceed.
